There’s no single price for a new deck, and anyone who quotes you one off the internet is guessing. A deck is priced on what holds it up and where it sits as much as on the boards you walk on — and in the Pacific Northwest, the structure underneath is where the real money and the real quality live. Here’s what actually moves the number, so you can read an estimate and compare bids honestly.

Decking material sets the baseline

The surface material is the first fork, and it sets a baseline the rest of the deck builds on. Cedar is real wood — warm underfoot, friendlier on day one, and carrying a maintenance schedule of periodic cleaning and sealing to protect it in our wet climate. Capped composite (Trex, TimberTech) is a wood-and-plastic core wrapped in a polymer shell that sheds moisture and moss; it costs more up front and trades that for years of maintenance you don’t do. PVC sits at the premium end — fully synthetic, the lightest and most moisture-proof surface. The material choice ripples down, too: composite is heavier and less stiff than wood, so it needs tighter joist spacing and manufacturer-specified fasteners, which is framing cost, not just board cost. Size and shape

Square footage is the obvious lever, but shape matters nearly as much. A simple rectangle frames efficiently; angles, curves, multiple levels, wrap-arounds, and picture-frame borders all add cutting, framing, and labor per square foot. A bigger deck also carries more load, which feeds back into the structure below. Size is where most people start estimating, but it’s rarely where the biggest surprises are.

Height, footings, and framing

This is the driver homeowners underestimate most. A deck sitting near grade needs modest structure. Raise it to a full story off a sloped Northwest lot and everything grows: footings dug below frost line and sized to bear the load, longer posts, larger beams, more bracing to keep it from swaying, and heavier connectors throughout. Taller means more structure — full stop. And footings are where a cheap bid quietly saves money you’ll pay for later, because an undersized or shallow footing is what heaves and settles here. The framing you never see is the part that decides whether the deck is safe and how long it lasts.

Railings, stairs, and lighting

The edge of the deck carries its own budget. Railings range widely by material — wood and standard aluminum at the value end, composite in the middle, stainless cable and tempered glass at the top for the hardware, tensioning, and panels they require — and railing height and spacing have to meet local code that varies by how high the deck sits. Stairs are deceptively expensive: every run needs stringers, treads, footings at the bottom, and its own guardrail, and a tall or switchback stair multiplies all of it. Lighting built into posts, stairs, and risers adds wiring and fixtures. None of this shows in a raw square-foot figure, and all of it is real.

Waterproofing for dry space below

If the deck is elevated and you want the space underneath to stay dry and usable, that’s a system, not an add-on. A dry-below build means a waterproof surface or a sloped drainage layer hung under the deck, gutters and downspouts, and often a finished under-deck ceiling — real slope, sealed penetrations, and ledger flashing treated like the roof detail it actually is. It turns a muddy gap into an outdoor room you can use in October, and it’s a meaningful line on the estimate when it’s in scope.

Site access and permits

Where your deck sits shapes what it costs to build. A tight urban lot, a steep slope, limited equipment access, or a long carry for materials all add labor. Poor soil can mean bigger or deeper footings. And a deck at any real height needs a permit and inspections in most Washington and Oregon jurisdictions — engineering, plan review, and inspection time that a proper builder includes rather than skips.

Why two honest bids differ — and how to compare them

When two estimates for “the same deck” come back far apart, they’re almost never the same deck. The gap is under the boards: footing size and depth, framing and joist spacing, the connectors and fasteners, and whether the ledger is being flashed properly. One bid may assume the cheapest structure the design allows; the other, a built-to-last one. To compare apples to apples, ask each bidder to spell out the footing spec, the framing and joist spacing, the fastener and connector grade, and how the ledger is flashed. The bid that details the structure is pricing the deck that lasts; the one that only talks boards is pricing the one that looks the same on day one and fails first underneath.

What makes one deck cost more than another?

More than the boards, it's the structure and the site. The decking material sets a baseline, but height off the ground, how much footing and framing the design demands, railing and stair complexity, waterproofing for dry space below, and site access often move the number further than square footage does. Two decks the same size can price very differently once you account for what's holding them up.

Is composite worth it over the long run?

It depends on how long you're keeping the house. Composite costs more up front — the boards are a premium and correct framing to carry them is part of the number — but it trades away the sand-and-stain treadmill that wood lives on in our damp climate. Over a decade-plus you buy back the maintenance you don't do. If you're staying, that math often favors composite; if you love real wood and accept the upkeep, cedar's day-one number is friendlier.

Does the height of a deck really affect the price?

Yes, significantly. A ground-level deck needs far less structure than one raised a full story. Taller decks need bigger footings, longer posts, more beam and bracing to stay rigid, code-compliant guardrails, and often a longer or switchback stair run.
