Signs to watch

Is this you?

Condensation between panes

The seal is dead and so is the insulation value. It only spreads.

Drafts you can feel from the couch

Single-pane and failed double-pane windows can leak 25–30% of your heating spend.

Road noise living with you

Laminated and triple-pane glass cuts perceived noise dramatically. Sleep-changing on busy streets.

Windows that fight back

Painted-shut, crank-broken, or won't-stay-open windows are an egress safety issue, not just annoyance.

Your options

Glass and frames chosen for your walls, not our warehouse

Vinyl frames for value, fiberglass for durability and slim profiles, wood-clad where character leads. Low-E coatings tuned for heating-dominated climates (yes, that matters — southern-climate glass is wrong here), argon fills, and triple-pane where noise or the Spokane winter justifies it. Full-frame replacement when rot demands it; insert replacement when the frames are sound and budget matters.

The method

How we do it

  1. 01

    Measure and spec

Every opening measured, every window ordered to fit — no gap-and-caulk installs.

  2. 02

    Install, typically 1–3 days

Old units out, openings inspected for rot, new units set square, insulated, flashed, and sealed.

  3. 03

    Function walkthrough

Every window operated, locked, and tilted with you watching before we sign off.

Straight numbers

Window pricing without the showroom games

Installed, most window replacements run $899–$2,999 per window depending on frame material, size, and glass package — vinyl at the value end, fiberglass and triple-pane toward the top. Whole-home projects get volume pricing in writing. No 'today-only 40% off' theater — the price is the price.

Where we do this work

Window Replacement: straight answers

Is triple-pane worth it here?

West of the Cascades: usually only for noise. East side — Spokane winters — the energy math starts working, and the comfort difference sitting next to the glass in January is immediate.

Full-frame or insert replacement?

Inserts preserve trim and cost less but only work if existing frames are square and dry. Any rot or racking means full-frame. We check every opening and often spec a mix across one house.

How long do new windows take to pay off?

Replacing failed or single-pane units: often 7–12 years in energy alone, faster with utility rebates — plus the noise, comfort, and resale value that arrive immediately.

Leaving with questions?

The inspection is free, the photo report is yours either way, and plenty of them end with a simple repair, not new units. Worst case, you learn something.
