Signs to watch

Is this you?

You can picture the result but not the path

You know the house needs to change — you just don't know the order, the materials, or the number. Design-build starts by turning that picture into a plan and a real budget before anyone swings a hammer.

The designer and the builder are two different arguments

Hire an architect and a contractor separately and they blame each other when the drawing doesn't match the field. One company that designs and builds owns both ends — there's no seam to point across.

Colors and materials feel like a gamble

Siding, roof, trim, and window colors have to work together on a real house in real Northwest light. We coordinate the full palette with physical samples on your wall before anything is ordered.

You want one budget, not four surprises

Piecing a remodel together trade by trade means the total is a mystery until the last invoice. A design-build budget prices the whole scope up front and manages change against it in writing.

Your options

Design and build under one accountable roof

We start with the same photo-rigorous assessment we bring to a roof, then design the exterior around what the house needs and what you want it to become — form, materials, colors, and sequencing worked out together instead of in separate silos. You approve drawings, selections, and a real budget before construction, and the same company that drew it manages the build, so there's no translation loss between the plan and the crew. Selections are locked with physical samples, the sequence is engineered so each trade sets up the next, and one project manager carries it from first sketch to final walkthrough.

The method

How we do it

  1. 01

    Assess and design

We grade every exterior system, then design the scope around it — layout, materials, and color coordinated as one, with physical samples you approve before anything is ordered.

  2. 02

    Budget, plans, and selections

You get a real budget, buildable plans, and locked selections in writing — the number and the scope agreed before construction, not discovered during it.

  3. 03

    One-company build

The same team manages the build to the plan they drew — sequenced trades, one project manager, one schedule you can see, one final walkthrough.

How design-build pricing works

A design-build exterior is priced to scope, not guessed at — we develop the design far enough to put a real budget behind it before you commit to construction, so the number reflects the actual materials and sequence rather than a placeholder. The design and selection phase is where the money gets decided; once plans and selections are locked, changes are managed against the budget in writing so the total doesn't drift. Because one company carries design and construction, you're not paying a separate designer's markup on top of a builder's — the coordination that usually costs extra is built into how we work.

Where we do this work

Exterior Remodeling & Design-Build: straight answers

What does design-build actually mean here?

One company handles both the design and the construction, instead of you hiring a designer and a builder separately and refereeing between them. We assess the house, design the exterior, coordinate materials and colors, set the budget, and then build to the plan we drew — so the person who designed it is accountable for building it.

Do I have to know exactly what I want before I call?

No — that's what the design phase is for. Most people start with a rough picture and a budget in mind. We turn that into real options, physical samples, and a plan you can approve, so the decisions get made deliberately up front instead of under pressure mid-project.

Can you match materials and colors across roof, siding, and trim?

Yes — coordinating the full exterior palette is the point of doing it as one design. We put physical samples on your actual wall in Northwest light before anything is ordered, because a color that looks right on a brochure can look wrong on the house.

How do changes get handled once we start?

In writing, against the budget. Selections and scope are locked before construction, so mid-project changes are the exception, not the norm. When something does change, you approve the cost and schedule impact before we proceed — no surprises on the final invoice.
