Signs to watch
Is this you?
Buying a home
The general inspector looks at the roof from a ladder. We walk it. Big difference in what gets found.
After a storm
Wind damage is often invisible from the ground and very visible to an adjuster's deadline. Document it now.
Roof is 15+ years old
An annual inspection is how a 20-year roof becomes a 25-year roof.
Insurance or warranty paperwork
Some carriers now require roof condition documentation. Our report format is adjuster-friendly.
Your options
What we actually inspect
Shingles or panels, flashing, valleys, penetrations, ridge and intake ventilation, gutters and drainage, visible decking, attic-side moisture signatures where accessible, and moss/biological load. Every item photographed and graded. The report is yours to keep — use it to plan, to file a claim, or to check another contractor's story.

Straight numbers
Free means free
The inspection and report cost nothing and obligate you to nothing. It's how we earn work: plenty of inspections end with 'your roof is fine, see you in two years.' Those homeowners call us first when it isn't.
The proof
Proof, not promises
“I called Peaks and Valleys Construction as I needed my roof inspected and certified for insurance purposes. He got here and was very kind, honest and professional. He did the inspection and told me what he found and now is sending report to my insurance company to get things clear for them to honor my roof. He truly did me a solid and I very much appreciate it!!! I would highly recommend him for any and all services they offer.”
Where we do this work
Roof Inspection: straight answers
What's the catch with a free inspection?
The business model, plainly: some inspections find real problems, and homeowners who watched us work honestly tend to hire us to fix them. The inspections that find nothing are our marketing budget.
Do I need to be home?
For exterior-only inspections, no — we'll send the report either way. Being home helps if you want the attic checked or want to talk through findings on the spot.
Will you walk on my roof?
Where it's safe for the roof and the inspector, yes. Fragile or extremely steep roofs get drone and ladder-edge inspection instead — the report is just as thorough.
