One walk, every system, graded with photos

We inspect the whole exterior envelope with the same photo rigor we use on a roof: the roof surface and flashings, siding and trim, windows and doors and their seals, gutters and downspouts, decks and railings, grading and drainage, and every penetration where something passes through the wall or roof. Each system gets a condition grade and dated photos of what we found — not adjectives, evidence. You get a written report and a prioritized, phased plan that sorts what's failing now from what to watch from what can honestly wait years. This is an above-and-visible assessment: we document what the components show and note anything that warrants a deeper look, but we don't open walls or claim to see what's sealed inside them. If something needs invasive investigation, we say so rather than guess.

    Walk every system

    Roof, siding, windows, doors, gutters, decks, trim, drainage, and penetrations — each one inspected and photographed, with notes on what's driving any wear we find.

    Grade and prioritize

    Every component gets a condition grade and a bucket: fix now, plan soon, or monitor. We flag anything that needs a specialist or an invasive look rather than papering over it.

  3. 03

    Photo report and phased plan

    You get a written report with the photos and a sequenced plan — what to do first, what can wait, and roughly what each phase involves — that's yours to keep and shop however you like.

What the inspection costs

Our standard exterior inspection and photo report are free — the walk, the grades, and the prioritized plan cost you nothing and come with no obligation to hire us for the work. A more detailed forensic or moisture investigation, the kind that goes beyond visible condition, is a paid diagnostic scope we'll quote before starting. Either way, the report is yours to keep and use with any contractor; we'd rather earn the work by being the clearest look you got than lock it behind a fee.

How is this different from a home inspection at sale?

A real-estate home inspection is broad and covers systems inside and out at a high level. Ours goes deep on the exterior envelope specifically — roof, siding, windows, gutters, trim, decks, and drainage — with component-level grades and photos and a phased repair plan. Many people use both: the home inspection for the transaction, ours for the exterior game plan.

Will you find hidden problems inside the walls?

We find the evidence of them and tell you where to look deeper. A visual exterior inspection documents what the components show and flags the warning signs of hidden moisture or rot — but confirming what's inside a wall assembly takes an invasive or moisture-meter investigation, which we'll recommend and quote if the signs point that way. We won't pretend to see through siding.

Do I have to hire you for the repairs?

No. The report and plan are yours to keep and shop to any contractor. We inspect thoroughly because clear, honest documentation is how we earn the work — plenty of our inspections end with 'here's your plan, no rush,' and that's a fine outcome for us.

How long does the inspection take?

For a typical home, a couple of hours on-site to walk and photograph every system, then a bit of desk time to grade, write up, and sequence the report. You'll usually have the documented plan in hand within a few days of the visit.
