Is this you?

Your roof is 20+ years old

Asphalt shingles in the PNW give you 20–25 good years. After that you're not saving money — you're renting time.

Shingles are curling, cracking, or bald

When granules fill your gutters, the fiberglass underneath is already taking UV damage. It compounds fast.

You're buying or selling

A documented new roof adds real appraisal value and kills the #1 inspection objection before it's raised.

The repairs stopped making sense

Three fixes in five years usually costs more than the first year of a new roof on financing.

We install what we'd put on our own homes

And we'll tell you when the cheaper option is genuinely good enough. Owens Corning Duration and GAF Timberline HDZ architectural shingles handle most homes. Standing-seam metal where snow load or fire rating calls for it. Cedar when character matters and you understand the maintenance. Membrane systems for low-slope sections. Every system includes new underlayment, flashing, and ridge ventilation — a roof is a system, not a layer of shingles.

How we do it

  1. 1

    Inspection & photo report

A licensed inspector — not a salesperson — walks your roof and documents everything. You keep the report either way.

  2. 2

A bid that doesn't grow teeth

Line-item pricing in writing. The bid you sign is the bill you pay.

  3. 3

    Tear-off, always

We never lay over old shingles. Tear-off is the only way to inspect and repair the decking underneath.

  4. 4

    Install, typically 1–2 days

Our crews, our standards, no mystery subs. Magnetic nail sweep of your yard every single day.

  5. 5

    Final walkthrough & warranty registration

You inspect with us, then we register your 15-year coverage before the trucks leave.

What a roof actually costs here

Most full replacements we do in Washington and Oregon land between $12,000 and $28,000. What moves the number: square footage and pitch, tear-off layers, decking condition, material class, and access. What doesn't move the number: how much you seem able to pay. Financing from $180/month.

Wind-Damaged Roof Replaced in Two Days

A November windstorm off Port Susan stripped three shingle fields and lifted the ridge caps on this 2003-built two-story near Getchell Hill. The homeowner's first call was to their insurance carrier — their second was to us.

Roof Replacement: straight answers

How long does a roof replacement take?

Most single-family homes take 1–2 days once material is on site. Complex roofs — steep pitch, multiple levels, cedar or metal — can run 3–5 days. We give you the exact schedule in your bid and tell you immediately if weather moves it.

Do you tear off the old roof or lay over it?

Tear off, always. A layover hides rotted decking, voids most manufacturer warranties, and adds weight your framing wasn't designed for. It's cheaper the day you pay for it and more expensive every day after.

What happens if it rains mid-job?

We watch forecasts and never open more roof than we can dry-in the same day. Every exposed section is covered with synthetic underlayment or tarps rated for storms — your home is never open to the sky overnight.

Will insurance pay for my replacement?

If the damage came from wind, hail, or a falling tree — very possibly. Age and wear alone, no. We inspect first and tell you honestly which category you're in before you file anything.

How should I compare your bid to a cheaper one?

Ask three questions: Is tear-off included? Who actually swings the hammers — employees or the lowest sub available that week? And what does the warranty cover in year six? The cheapest bid usually gets expensive on question three.

Is the warranty really 15 years?

Five years leak-free on our workmanship plus ten more years of extended system coverage through Owens Corning on qualifying installs. In writing. Transferable if you sell.
