How accurate is this calculator?

It uses the same per-square ranges as our real 2026 Washington and Oregon job files, so most homes land inside the range it shows. When you request the detailed report, we measure your roof from the address by satellite and aerial imagery, then confirm it on a free on-site check — that is what turns the range into a fixed, line-item bid.

Do I have to give my email to see a price?

No. The range is instant and free, no email required. You only add your name, email, and phone if you want the detailed written report — the itemized breakdown, exact roof measurement, and material comparison — sent to you.

How do you measure my roof from just an address?

We pull satellite and aerial imagery of your address and measure the roof planes with our measurement tools — the same way an insurance adjuster does. It gets us the square footage, pitch, and complexity without anyone climbing a ladder, and we verify it on the free on-site visit before any bid is fixed.

Why does pitch change the price so much?

Two reasons: a steeper roof has more actual surface area than its footprint suggests, and steep work is slower and requires more safety rigging. A 10/12 alpine pitch can cost 30%+ more than a walkable ranch roof on the same footprint.

Will the real bid match this number?

The bid will be a fixed number inside (or occasionally below) this range unless the inspection finds something imagery cannot show — layered tear-offs or rotted decking. Even then, our bids print decking repair per-sheet in advance, so surprises are never financial.
