A board flexes or feels soft underfoot

Surface boards you can spot; the joists and beams beneath them you can't. Soft decking usually means moisture has already reached the framing, and that's where we look first.

The railing moves when you lean on it

A loose or spongy railing is a fall waiting to happen, and it's rarely just a loose screw — the post or its blocking is often rotting where it meets the frame. This is a safety item we inspect in person.

Stairs bounce, crack, or pull away

Stair stringers sit close to the wet ground and rot from the bottom up. A cracked stringer or a tread that shifts underfoot needs a real look before the next step, not a patch.

We replace rotted boards and joists, re-anchor loose railings and posts, rebuild failing stairs, swap popped or corroded fasteners for coated hardware, and re-flash leaking ledgers. Every repair comes with photos of what we found. But structural pieces — ledgers, posts, beams, stair stringers — get inspected in person before we quote, because those are the parts that hurt people when they're wrong, and we won't put a number on a guess.     We check the ledger, posts, joists, railings, and stairs — the structure, not just the surface — and photograph everything, sound or not.

    You approve the number before a tool comes out. If we find hidden rot once boards are up, we stop and show you before spending your money.

    Repair, re-flash, and test

    Matched materials, ground-contact-rated framing where it touches damp, coated fasteners, and a hose test on any ledger flashing we touch. Before/after photos for your records.

What deck repairs actually cost

Most repairs we do run from a few hundred dollars for board swaps and railing re-anchoring up to several thousand for joist, beam, or ledger work — access, materials, and how far the rot traveled move the number. We quote fixed prices, not hourly mysteries. If repairs would climb past roughly a third of a rebuild, we'll show you the math on both paths honestly.

Is my deck safe to use right now?

If a railing moves, a board is soft, or the stairs bounce, treat it as unsafe until it's looked at — those are exactly the failures that cause falls. Keep weight off it and call us; active safety issues get priority scheduling, usually within the week or sooner.

Can you just replace the rotted boards, or does the whole deck need to go?

Often just the boards and the framing under them. Rot tends to concentrate where water sits — north-facing planes, the base of posts, the ledger — while the rest is fine. We inspect the structure in person and repair sectionally when the bones are sound, which is most of the time.

Why does the ledger matter so much?

The ledger is the board bolting your deck to the house, and a leaking or under-fastened one is behind most deck collapses. If we see staining, rust, or popped fasteners there, we pull a board and check the flashing — it's the one connection we never take on faith.

Will you try to sell me a whole new deck?

No. Repair is good work we're glad to do well, and plenty of decks just need boards, fasteners, and a re-flashed ledger. When we do recommend a rebuild, it comes with photos of rotted framing — evidence, not adjectives — and the choice stays yours.
