Is this you?

A stain showed up on the ceiling

Water travels along framing before it drips — the stain is rarely under the hole. Finding the true entry point is the actual skill.

Shingles in the yard after wind

One missing shingle is a 20-minute fix. Ignored for a winter, it's decking replacement.

Flashing pulling away

Chimneys, skylights, and valleys cause the majority of leaks we see. Usually fixable without touching the rest of the roof.

Moss taking over

PNW moss lifts shingle edges and holds water against the roof. Treatment and prevention beat replacement by a decade.

Repair honestly, replace only when the math says so

We fix leaks, replace wind-damaged sections, rebuild flashing, patch around penetrations, treat moss, and repair storm damage. Every repair comes with photos of what we found and what we did. And if the roof is genuinely done, we'll show you why in pictures — not adjectives — and let you decide.

How we do it

  1. 1

    Find the real source

We trace water to its entry point, not just the drip. Photos of everything.

  2. 2

    Fixed-price repair quote

You approve the number before a tool comes out.

  3. 3

    Repair and document

Matched materials, sealed and tested. You get before/after photos for your records — useful when you sell.

What repairs actually cost

Most repairs we do run $400–$2,500 depending on access, materials, and how far the water traveled. We quote fixed prices, not hourly mysteries. If total repairs would exceed about a third of replacement cost, we'll show you the math on both paths.

Moss-Buried Bungalow Roof Restored, Not Replaced

A Friendly-neighborhood bungalow under mature oaks had moss thick enough to hold moisture year-round. Another bid called for full replacement at $19,000. The shingles underneath had life left.

Roof Repair: straight answers

Can you match my existing shingles?

Usually, yes — we stock and source the major PNW shingle lines, and weathered blending matters more than a perfect SKU match. We'll show you the match before installing.

Do small leaks really matter?

A slow leak rots decking and framing invisibly and feeds mold in insulation. The gap between a $600 repair and a $6,000 one is usually about 18 months of waiting.

Will you try to sell me a new roof?

No. Repair is a profitable service we're glad to do well. When we recommend replacement, it comes with photographic evidence, and about a third of our inspections end with 'your roof is fine.'

How fast can you come out?

Active leaks get emergency response — usually same or next day. Non-urgent repairs are typically scheduled within the week.
