A stain or leak, and no one can find the source

Water travels along framing and sheathing before it shows up inside, so the stain is rarely under the entry point. Finding where it actually gets in — not just where it drips — is the entire job, and it's a specific skill.

A previous 'fix' didn't stop it

We investigate the building envelope the way water actually moves through it: starting from the symptom inside and working outward along the likely pathways. We examine the exterior entry points — flashing at chimneys, skylights, windows, and roof-to-wall transitions, siding laps and penetrations, deck ledgers, and drainage that dumps against the wall — and, where it's warranted, use moisture meters and targeted probing to map how far the moisture has traveled. What we won't do is conclusively diagnose a hidden structural or moisture problem from the outside and hand you a scary certainty. Some pathways can only be confirmed by opening a wall, running a controlled water test, or bringing in an infrared or forensic specialist — and when the evidence points past what a visual and moisture-meter look can confirm, we tell you that plainly and help you escalate rather than guessing on your dime. The goal is to find the real source so you fix that, once, instead of the wrong thing twice.

What we won't do is guess to avoid the harder answer: if finding the real source takes more than a look, we'll price that plainly so you're paying to actually solve it, not to hear a comforting maybe.

Sometimes — a clear pathway at a flashing or window shows itself on a good visual and moisture-meter inspection. But water is deceptive, and some sources only reveal themselves under a controlled water test or behind an opened wall. We'll tell you how confident we are and what it would take to be sure, rather than handing you false certainty.

Why do I need diagnosis instead of just sealing everything?

Because sealing everything usually seals the wrong thing. Caulk over a symptom while the real pathway keeps feeding water behind it, and you've hidden the problem, not fixed it. Finding the actual source first is what makes one repair hold instead of three that don't.

What if the problem is inside the wall or structural?

Then we say so and help you get the right eyes on it. If the evidence points to rot or moisture inside the assembly, confirming and scoping it can call for opening the wall, an infrared scan, or a forensic or structural specialist. We'll be straight about where our diagnosis ends and hand you off cleanly rather than pretending to see through the siding.

Do you fix what you find, or just diagnose it?
