Signs to watch
Is this you?
Ponding water that never fully drains
Standing water on a low-slope roof accelerates seam failure and adds load the deck wasn't drawn for. It's the earliest sign a flat roof needs attention, not just watching.
Tenants reporting drips and stains
By the time water reaches a leased suite, it's already traveled across insulation and deck. Finding the real entry point protects the tenant relationship as much as the building.
The membrane is chalking, cracking, or lifting at seams
Seams and penetrations are where low-slope roofs fail first. Caught early, most are a repair or a coating — not a tear-off.
You have no records and a roof of unknown age
Lenders, buyers, and insurers all ask. A documented inspection tells you where you actually stand before a sale, refinance, or renewal forces the question.
Your options
The whole roof, managed — not just the leak
We inspect, repair, coat, maintain, and replace low-slope commercial roofs, and we'll tell you honestly which of those a given building needs. Restoration coatings can add real years to a sound membrane at a fraction of replacement cost; when the deck or insulation is compromised, we'll show you why a coating would just be paint over a problem. Every visit comes with photo documentation you can hand to ownership, and we coordinate access around your tenants' hours so the business underneath keeps running.
The method
How we do it
- 01
Inspection and condition report
We walk the roof, document seams, drains, flashings, and penetrations, and give you a photo report that stands up to a lender or buyer.
- 02
A scoped, written recommendation
Repair, coat, maintain, or replace — with the reasoning and the number in writing, so ownership can make a budget decision, not a guess.
- 03
Execute and coordinate
We schedule around tenant hours and building access, protect the occupied space below, and leave you with before/after documentation for your files.
Straight numbers
What commercial work actually costs
It ranges more than residential does — a targeted seam repair, a full restoration coating, and a tear-off replacement are three very different numbers. Drivers are roof size and access, membrane type and condition, insulation and deck condition, and how much tenant coordination the schedule demands. We scope every project in writing before work starts, so the building's budget owner sees the real number up front.
Where we do this work
Commercial Roofing: straight answers
Do you actually do commercial, or just houses?
We do commercial low-slope work — inspections, repairs, coatings, maintenance plans, and replacements — alongside our residential roofing. If a building is outside what we can serve well, we'll tell you that plainly rather than take a job we can't stand behind.
Can you coat my flat roof instead of replacing it?
Often, yes — if the membrane and deck are fundamentally sound, a restoration coating can extend service life for far less than a tear-off. We inspect first and only recommend a coating when it's genuinely the right call, not because it's the easier sale.
Can you work around our tenants and business hours?
Yes. We coordinate access, stage work to keep occupied spaces protected, and can schedule around operating hours when the situation calls for it. Minimizing disruption to the businesses under the roof is part of the job.
Will I get documentation for ownership or a lender?
Every inspection and project comes with photo documentation and a written report. That paperwork is what owners, property managers, buyers, and insurers ask for, and it's built into how we work.
