Do I really need a permit for my deck?
Usually, if it's attached to the house or raised much off the ground — but the exact threshold, and what triggers plan review, vary by jurisdiction. Building without one that was required becomes your problem at sale time. We check your city or county's rules and pull any permit that applies so it's handled cleanly.
When does a deck need an engineer?
When the structure goes past what standard prescriptive framing covers — significant height, long spans, cantilevers, a hot tub's load, or a roof over it — or when your jurisdiction requires a stamp for the scope. It's not every deck. We flag whether yours needs one up front and coordinate a licensed engineer when it does, rather than finding out mid-permit.
What are setbacks and why do they matter?
Setbacks are how close to your property lines and other structures you're allowed to build, and they cap where a deck can go. Height limits and lot-coverage rules do the same. They vary by jurisdiction, so we confirm yours before the design is fixed — it's far cheaper to design within them than to redraw after a permit gets rejected.
Can you just do the plans and permit, and I build it myself?
Yes — plenty of people want the design, engineering coordination, and permit handled and then take it from there. We can stop at approved drawings and a pulled permit, or carry straight through to construction with the same crew. Either way you get drawings built to your jurisdiction's requirements, not a generic template.
