Downspouts dump right at the foundation
Water discharged straight down at the footing is the most common cause of wet crawlspaces and damp basement corners. Getting it a few feet out changes everything.
Splash trenches and erosion below the spouts
Bare, washed-out soil under a downspout is the ground telling you the water isn't being carried far enough away.
Too few downspouts for the roof
A long run with a single outlet backs up in heavy rain no matter how big the gutter is. Water needs enough exits, placed where it concentrates.
Buried drains that no longer flow
Old underground drain lines clog with needles, silt, and roots. When the surface looks fine but water still pools, the problem is usually underground.

Move the water, then get it off the property
It starts with enough downspouts, correctly sized, placed where the roof actually concentrates water. From there we route it away: simple above-ground extensions where grade allows, buried solid-pipe drains to daylight on sloped lots, and pop-up emitters or dry wells where daylighting isn't possible. Every discharge point is chosen to move water downhill and away from the foundation. Where a lot has serious grade problems, high groundwater, or standing-water issues no downspout fix will solve, we'll tell you honestly that it's a job for a drainage or foundation specialist — not oversell you a solution that won't hold.

What drainage work runs
Simple downspout additions and above-ground extensions are inexpensive; buried drain lines to daylight cost more, driven by trench length, depth, and how far the water has to travel. Dry wells and difficult grade add to it. We scope the smallest fix that actually solves your problem — and flag it early when the honest answer is a drainage specialist, not a bigger downspout.

How far from the house should downspouts discharge?
At least 4 to 6 feet from the foundation, and ideally farther on flat lots — into extensions, buried drains, or a dry well, never straight down at the footing. The goal is simple: water leaves the ground next to your foundation, not soaks into it.
What is daylighting, and when does it work?
Daylighting runs a buried solid pipe from the downspout to a point lower on the lot where it opens to the surface and drains by gravity. It's the cleanest solution when you have the slope for it. On flat lots there's nowhere for it to daylight, so we use pop-up emitters, dry wells, or surface extensions instead.
Can you fix my yard's standing water and grading?
We can solve the roof-water half — getting downspout discharge sized, placed, and routed away from the house, which resolves a surprising number of 'drainage' complaints. But regrading a yard, high groundwater, and foundation-related water are a drainage or foundation specialist's work, and we'll say so rather than sell you a fix that won't hold.
My underground drains are clogged. Repair or replace?
Depends what we find. Sometimes an old line just needs clearing; often the original pipe is undersized, crushed, or root-invaded and worth replacing with proper solid pipe to daylight. We'll tell you which, rather than charging to snake a line that's going to clog again next fall.
