We detail for lateral loads so the deck doesn't sway, flash and bolt the ledger like the roof detail it is, and build railings and stairs to code height and strength because up high they're keeping people from falling. The catch with any elevated deck is that the critical pieces are the ones you can't eyeball once it's built, so we verify structure in person and bring in engineering where the height, span, or attachment calls for it — we won't put a number on a guess where a failure hurts someone. Surface is your call, composite or cedar, but the structure underneath isn't negotiable.     Engineered footings, posts and beams set with the right connection hardware, lateral bracing so it doesn't sway, and the ledger flashed and bolted to the house like the critical connection it is. Inspected at the stages the permit requires.

    Rails, stairs, walkthrough

    Code-height railings and solid stairs built to life-safety standard, surface set with hidden fasteners, a hose test on the ledger flashing, and a walkthrough of the finished deck with everything documented.

What an elevated deck runs

Height is the biggest driver — a raised deck needs taller posts, bigger beams, bracing, stairs, and railings that a ground-level deck simply doesn't, and often engineering to size them. Square footage, surface material, how the deck attaches to the house, and whether you finish the space below all move the number. We can't honestly quote elevated structure from a chart, so we assess it in person and price the real design. What you're paying for is a deck you never have to wonder about while you're standing on it.

Do elevated decks need a permit and engineering?

Elevated decks attached to the house almost always need a permit, and their height and spans often call for engineered plans — the taller and longer the structure, the more likely. We handle the permits and bring in engineering where it's required. The exact triggers vary by jurisdiction, so we confirm your local requirements rather than assuming.

Why does the ledger matter so much on a raised deck?

The ledger is the board bolting the deck to your house, and a leaking or under-fastened one is behind most deck collapses — the higher the deck, the worse the failure. We flash it, bolt it correctly, and on any existing deck we pull a board to check it. It's the single connection we never take on faith.

Can I use the space under an elevated deck?

Often yes — the area below a raised deck can become dry storage, a covered patio, or a finished outdoor room with the right drainage and ceiling detailing to keep water from dripping through. If you want that space, tell us early so we design the drainage and structure for it from the start instead of retrofitting later.

My raised deck feels bouncy — is it dangerous?

Treat noticeable bounce or sway as a reason to have it looked at before loading it up. It usually points at framing, connections, or missing lateral bracing rather than something cosmetic, and on an elevated deck those are the pieces that matter for safety.
