The gate sags, sticks, or won't latch
A gate is the heaviest, most-used part of the fence, and it's usually the first to fail. Sagging is almost always a racked frame or a hinge post that's loosening under the load — fightable every day, or fixable once.
You need a wider opening for access
Getting a mower, trailer, or truck into the yard means a double or driveway gate. Those spans carry real weight and need the frame and post sizing to match — a wide gate on a standard post sags by spring.
You want to add an automatic gate later
Automating a driveway gate is far cheaper if the posts, gate weight, and a conduit path are planned for it now. Retrofitting an opener onto a gate that wasn't built for one usually means rebuilding the gate.
The hardware is rusting or bending
Undersized or uncoated hinges and latches bend under a gate's weight and streak rust down the boards. On the one moving part of your fence, the hardware is not the place to save twenty dollars.

We build and repair pedestrian, double, and driveway gates in cedar, vinyl, or ornamental metal to match your fence. The frame is where a gate lives or dies: we square and brace it against racking — the diagonal sag that turns a new gate into a dragging one — and set an oversized, ground-contact hinge post in concrete to carry the swinging load. Hardware is sized to the gate, not the bin: hot-dipped or coated heavy-duty hinges, drop rods on double gates, and latches that line up and stay lined up. Where you're thinking about an automatic driveway gate down the road, we prep for it now — post sizing, gate weight, and a conduit path — so adding the opener later is a wiring job, not a rebuild. Every repair comes with photos of what we found and did.

Diagnose the sag or size the opening
On a repair, we check the hinge post, frame square, and hardware to find why it's failing. On a new gate, we size the opening and posts to the load and how you'll use it. Photos of everything.

You approve exactly what we're building or fixing, in what material and hardware, before we start. On any post work we call in a utility locate first — what's underground is ours to sort out, not yours.

What gates actually cost
A standard pedestrian gate rehang or rebuild usually runs a few hundred dollars; double and driveway gates cost more because the spans, posts, and hardware carry real weight — larger openings, heavier frames, and automation-ready prep move the number up. Automatic gate operators are priced separately once you're ready. Fixed prices, not hourly mysteries. If a sagging gate is really a rotted hinge post, we'll show you that before quoting, because a new gate on a bad post fails the same way.

Why does my gate keep sagging no matter what I do?
Because the fix has to match the cause. If the frame is racking, it needs a proper diagonal brace or a tension cable; if the hinge post is loosening, it needs resetting or upsizing to carry the load. Tightening hinges on a racked or under-set gate just buys a few weeks — we find which one it is and fix that.
Can you make my gate automatic?
For driveway gates, yes — and it's dramatically easier if the gate was built for it. The gate needs the right weight, posts sized for an operator, and a conduit path for power. If your existing gate wasn't planned that way, we'll tell you honestly whether it can be adapted or should be rebuilt to automate reliably.
How wide can a driveway gate be before it needs to be a double or a slider?
Single swing gates get heavy and start to sag past roughly 5 feet, so wider openings usually go to a double gate that splits the span or a rolling slider where a swing arc won't fit. We size it to your opening, your grade, and how much room you have to swing into.
Do you repair gates on a fence you didn't build?
Yes — gate repair is a lot of what we do. We'll assess the frame, hinge post, and hardware, quote a fixed price, and fix what's failing. If the rest of the fence is sound, there's no reason to touch anything but the gate.
