A previous coating peeled or flaked off

Almost every failed garage floor was rolled onto concrete that wasn't ground or wasn't dry. The coating never bonded. We grind to bare, sound concrete and test for moisture so the next one actually sticks.

Hot tires lifting the old finish

Cheap DIY kits soften under a warm tire and peel when you pull out — that's hot-tire pickup. Properly prepped epoxy and polyaspartic systems resist it. The prep is what makes the difference, not the bucket.

Stained, dusty, or pitted concrete

Oil stains, concrete dust that never sweeps away, and small pits are what a coating is for — a sealed, cleanable floor. But stains and moisture have to be dealt with in prep or they telegraph through.

You want a floor you can actually clean

Bare concrete drinks in oil, salt, and water. A sound epoxy or polyaspartic floor wipes clean and shrugs off the winter mess tracked in off PNW roads — if the slab underneath can hold it.

Epoxy, polyaspartic, and the moisture test that comes first

A garage floor coating is a concrete job, not a paint job. Before anything, we test the slab for moisture — concrete on grade wicks water up from the ground, and vapor moving through will push any coating off no matter how good it is. Then we diamond-grind (not acid-etch alone) to open a clean, sound profile the coating can key into. From there we match the system: epoxy for a tough, thick, chemical-resistant base, often with a polyaspartic topcoat that cures fast and holds color under UV. Skip the grind or ignore the moisture, and the best product still fails.

How we do it

    Test the slab and grind

    We moisture-test the concrete first — a slab pushing vapor can't hold a coating — then diamond-grind the surface to a clean, sound profile and repair cracks, spalls, and pits so the floor is uniform.

  2. 02

    Prime and build the base

    Apply the epoxy base coat into the prepared profile for a tough, bonded foundation, broadcasting decorative flake into it if you've chosen a flake finish.

  3. 03

    Topcoat and cure

    Seal with a clear polyaspartic or urethane topcoat for hot-tire and UV resistance, then hold the floor for proper cure before you drive on it — rushing cure is how coatings fail early.

What drives a garage floor coating

Price is mostly prep and slab condition. What moves the number: square footage of the garage, how much grinding, crack repair, and spall patching the concrete needs, whether moisture testing turns up a vapor problem that has to be managed, and the system — a full epoxy base with a polyaspartic topcoat and decorative flake costs more than a single-coat finish but lasts and cleans far better. A sound, dry slab is straightforward; a stained, cracked, or damp one takes real prep. We'll assess the concrete before we put a number on it.

Garage Floor Epoxy Coating: straight answers

Why can't I just use a garage floor kit from the store?

You can, and most fail within a couple of years — not because the epoxy is bad, but because acid-etching from a kit doesn't open the concrete the way grinding does, and kits skip moisture testing entirely. Without a ground, dry, sound surface, the coating peels and hot tires lift it. The prep is the whole job.

What is hot-tire pickup and how do you prevent it?

When a warm tire sits on a poorly bonded coating, it softens the film and peels it up as the car moves — that's hot-tire pickup. We prevent it by diamond-grinding for a real mechanical bond and using epoxy and polyaspartic systems rated to resist it, rather than thin single-coat finishes that can't take the heat and weight.

Why do you test the concrete for moisture first?

Garage slabs sit on grade and wick moisture up from the ground, especially in our wet climate. Vapor moving up through the concrete pushes coatings off from underneath no matter how well they're applied. Testing first tells us whether the slab can hold a coating at all, or whether we need to manage the moisture before we start.

What's the difference between epoxy and polyaspartic?

Epoxy is a thick, tough, chemical-resistant base that builds a hard film — it's the foundation. Polyaspartic cures faster, holds color better under UV, and resists hot tires well, which makes it an excellent topcoat over an epoxy base. Many of our floors use both: epoxy for the body, polyaspartic to seal and protect it.
