Signs to watch

Is this you?

A painter falling behind holds up every trade after them

Paint sits at a pinch point in the schedule — drywall and trim ahead, flooring and finish behind. A crew that shows up late or drags pushes every trade behind it and the closing date with them.

Finishes have to be consistent across a development

A subdivision of homes that don't quite match in color or finish reads as sloppy to buyers. You need the same specs and the same standard applied lot to lot, not whatever each crew felt like that day.

Exterior work is fighting the Northwest weather window

New exterior coats need dry surfaces and curing weather, and the Northwest doesn't hand those out year-round. Sequencing the exterior into the build so it lands in a workable window takes planning, not luck.

A messy handoff eats into your walkthrough

Overspray on windows, paint on new floors, sloppy cut lines at the trim — punch-list paint items pile up fast and land back on the builder right before closing. A clean handoff is part of the job, not an afterthought.

Your options

Built to slot into the build sequence

We paint new homes and developments for builders and GCs, interior and exterior, with Sherwin-Williams products spec'd to the job. What matters on new construction is fitting the schedule: we coordinate to be ready when the trade ahead of us finishes and off the lot before the one behind us needs the space, so paint doesn't become the bottleneck. Across a development we hold the same specs and standard lot to lot so the homes match. On the exterior we work the Northwest weather — sequencing coats into dry, curing conditions rather than rushing paint onto a damp wall to hit a date. And we hand off clean, so what's left is a home ready to show, not a punch list.

The method

How we do it

  1. 01

Lock specs and slot the schedule

We confirm the color and finish specs — consistent across the development — and coordinate with your schedule so we're staged to start when the trade ahead of us clears and done before the next one needs the room.

  2. 02

Prep, prime, and coat interior and exterior

Proper prep and priming, then interior and exterior coats applied at spec, with the exterior sequenced into workable Northwest weather so the coat cures instead of failing early. Clean cut lines and protected surfaces throughout.

  3. 03

Walk it and hand off clean

We walk the home with you, address any punch-list paint items, and leave the lot clean — windows, floors, and fixtures free of overspray — so it's ready for the buyer walkthrough, not another round of cleanup.

Straight numbers

What drives new-construction painting

New-construction pricing tracks the scope and the schedule. Drivers are square footage and the number of homes, interior scope versus full interior-and-exterior, the specs — how many colors, what finishes, how much trim and detail — and how tight the sequencing has to be to hit your build calendar. A repeated floor plan across a development prices differently than one-off custom homes, because consistent specs and repeated details create efficiencies we can pass through. We scope it in writing against your schedule so it's a number you can plan a build around.

Where we do this work

New-Construction Painting: straight answers

Do you work directly with builders and GCs?

Yes — that's what this is. We coordinate with your schedule and the trades around us, hold the specs you set, and stay accountable for hitting the window paint occupies in the build so we're not the reason the closing date slips.

Can you keep finishes consistent across a whole development?

Yes. We document the color and finish specs and apply the same standard lot to lot, so the homes in a subdivision match rather than drifting crew to crew. Consistency across a development is part of what a builder is buying.

How do you handle exterior painting in Northwest weather?

By sequencing it into the build so exterior coats land in dry, curing conditions, and by watching the forecast and surface moisture rather than forcing a coat onto a damp wall to hit a date. Rushing exterior paint in the wet season is how it fails early, and we won't do that to your reputation or ours.

What does the handoff look like?

Clean. We walk the home with you, clear any punch-list paint items, and leave windows, floors, and fixtures free of overspray so the house is ready for the buyer walkthrough. A clean handoff keeps paint off your punch list right when you don't have room for it.

The inspection is free, the photo report is yours either way, and plenty of them start with an honest read on whether the surface even needs a full repaint yet. Worst case, you learn something.
