Soft spots or give when you press the siding
Siding that flexes or feels punky underfoot of your thumb usually means the sheathing behind it is wet or rotting. What you can feel is the edge of a bigger picture.
Stains, streaks, or bubbling paint
Rust streaks, dark runs below windows, and blistering paint are the wall telling you where water is getting in and sitting. Painting over it just hides the clock.
Cracked or pulled-away caulk at joints
Failed caulk at trim, corners, and penetrations is a common entry point. We check every seam that's supposed to be keeping water out and isn't anymore.
You're buying, selling, or filed a claim
A documented moisture assessment settles arguments — with a buyer, an inspector, or an adjuster. You get the photos and the readings, not just an opinion.

What we actually check, and how
We work the wall systematically: probe suspect boards and trim for soft, rotted, or delaminated substrate; read moisture with a meter to map where the wall is wet versus dry; and concentrate on the places water actually enters — window and door corners, the sill and head flashing, kick-out flashing at roof-to-wall transitions, deck ledgers, penetrations, and every failed or missing bead of caulk. We look at ground clearance, drainage, and grade too, because a lot of siding rot is really a splash-and-standing-water problem. Where it's warranted we'll open a small area to confirm what the meter suggests, with your okay. Everything is photographed and marked so the findings are evidence, not adjectives.

If the wall needs invasive investigation — opening sections, extensive moisture mapping, or a formal report for a claim or sale — that's scoped and priced up front so you're never surprised. Either way, the findings and photos are yours to keep.

How do you find moisture without tearing the siding off?
Probing for soft substrate, a moisture meter to read the wall, and a trained read of the stains, caulk failures, and flashing details that reveal where water enters. It's not X-ray vision — where the evidence points somewhere we can't confirm from outside, we'll tell you, and open a small test area with your okay rather than guess.
My siding looks fine. Could water still be getting in?
Yes, and that's the common case. Siding is a rain shield, not the water barrier — the layers behind it do the real work. Water most often enters at window corners and flashing details and rots the sheathing from behind while the face still looks fine. That's exactly why we check the entry points, not just the surface.
Do I get something in writing?
You get a photo report: images of the wet zones, the rot, the failed flashing and caulk, and marked-up notes on what we found. It's yours to keep whether you hire us or not — useful for planning, for a claim, or for checking another contractor's story.
If you find a problem, do I have to re-side the whole house?
Not necessarily. Plenty of what we find is a localized repair — a rotted section, a failed kick-out flashing, a run of bad caulk — that's a fraction of a re-side. We'll show you the extent in photos and lay out the repair path and the replacement path with honest numbers on both.
