Signs to watch
Is this you?
Green growth, mildew, or grime dulling the walls
Our wet, shaded climate grows algae and mildew on north-facing and tree-covered walls. A proper wash restores the look and clears growth that holds moisture against the siding.
Finish is fading, chalking, or thinning
Paint and stain protect the substrate as much as they color it. When the finish is fading or chalking off on your hand, it's time to refresh it before the material underneath is exposed.
Cracked or missing caulk at joints and openings
Caulk at trim, seams, and around windows and doors is a wear item. Once it splits or pulls away, water has a path in — a caulk inspection catches it before it becomes a leak.
Shrubs and branches crowding the siding
Vegetation touching the wall traps moisture, blocks drying, and abrades the finish. Clearing it back is the cheapest maintenance there is.
Your options
Keep it up — or know when to stop
We wash siding at the right pressure and method for the material, repaint or re-stain to protect and refresh the finish, inspect and renew caulk at joints and openings, and clear vegetation that traps moisture against the wall. Done on a sensible cycle, this upkeep adds real years to sound siding. But maintenance has a break-even point: when the substrate itself is failing — rot, delamination, or a finish that won't hold no matter how well it's prepped — spending more on paint and wash is throwing money at a wall that needs replacing. We'll tell you honestly which side of that line your siding is on.
The method
How we do it
- 01
Assess material and condition
We identify the siding type and check whether it's sound and worth maintaining or past the point where upkeep pays — you get the honest read first.
- 02
Clean, refinish, and reseal
Material-appropriate washing, repaint or re-stain, and renewed caulk at joints and openings, with vegetation cleared back from the wall.
- 03
Flag what's next
We point out developing issues — a failing section, a chronic wet wall — so you can plan ahead instead of being surprised.
Straight numbers
What upkeep costs — and when it stops being worth it
Cleaning and finish work scale with square footage, stories, and how much prep and caulk renewal the walls need — it's a modest cost next to replacement. The honest caveat: when the siding substrate is failing, maintenance dollars stop returning value, and re-siding becomes the smarter spend. We'll tell you which situation you're in and quote the actual work, never a phone estimate.
Where we do this work
Siding Maintenance, Cleaning & Refinishing: straight answers
How often should I clean and refinish my siding?
It depends on the material, exposure, and how much shade and vegetation surround the house. Painted wood and fiber cement generally want a wash every year or two and a refinish on a multi-year cycle; north-facing and tree-shaded walls grow more and need it sooner. We'll suggest a cycle based on your actual walls.
Can you pressure wash my siding safely?
We clean at the pressure and method the material can take — high pressure can drive water behind panels or damage older wood and finishes, so it isn't always the right tool. Matching the method to the siding is how you clean it without creating a moisture problem.
When is maintenance no longer worth it?
When the substrate itself is failing — rotting, delaminating, or a finish that won't hold no matter how well it's prepped — more paint and washing just delays the inevitable. At that point re-siding is the better use of the money, and we'll tell you plainly when you've reached it.
Does clearing plants off the siding really matter?
More than people expect. Shrubs and branches touching the wall trap moisture, block the siding from drying, and wear the finish. Keeping vegetation cleared back is one of the cheapest and most effective things you can do for siding longevity.
