Why Fences Rot and Lean in the Pacific Northwest (and How to Prevent It)
The short answer
Fences fail at the POST, not the panel. Wet Northwest soil rots posts at the grade line and winter wind leans them. The fixes are setting posts to proper depth below frost, a gravel drainage base so water moves away from the wood, and keeping soil and vegetation off the post. Staining and sealing extends the panel above.

If your fence is leaning, your instinct is probably to look at the boards. Look lower. Almost every failed fence in the Pacific Northwest fails at the same place — the post, right at the soil line — and it fails there for reasons that are entirely preventable. Here’s what’s actually happening underground, and what makes the difference between a fence that stays plumb and one that’s leaning within a few years.
The post is the failure point
A fence that leans, wobbles, or sags is telling you the post is failing, not the panel. Cedar almost never rots at the boards first; vinyl and composite panels barely rot at all. What gives way is the post at the grade line — the narrow zone where wood meets soil. That’s the part doing the structural work, holding the whole line against gravity and wind, and it’s the part sitting in the wettest, most punishing spot on the entire fence.
So when you see a leaning run, don’t count the good boards and feel reassured. The boards being fine while the fence leans is the normal failure pattern here, not a lucky one. The real story is underground, where you can’t see it.
Why our wet ground and wind do it
Two Northwest conditions gang up on a fence post. First, the water. Our ground stays saturated for months, and it keeps the grade-line zone of a post wet far longer than it stays wet almost anywhere else. Wood that can’t dry out rots from the outside in, right at the soil line, while the top of the post and the boards above still look perfectly sound.
Second, the wind. A solid privacy fence is essentially a sail — it catches the full load of a winter storm and transfers all of it into the posts. When the ground is dry, posts that are only marginally set will hold that load fine. But saturated soil loosens its grip, and a post that’s also been rotting at the grade line has far less wood left to resist the push. That’s why fences so often lean after a wet winter or a big blow: the water weakened the post and loosened the soil, and the wind finished the job. It’s the combination that does it, which is why summer-set bargain fences look fine right up until their first real Northwest winter.
Setting posts right — depth, gravel, drainage
Everything that prevents this happens before a single board goes up, and it’s the step cheap installs skip because it’s invisible in the finished fence. Three things matter:
Depth below frost line. The hole goes deep enough that the post’s footing sits below where the ground freezes and heaves, so seasonal frost can’t lift and rack the line.
A gravel drainage base. This is the one most people get backwards. Concrete isn’t the enemy — concrete that forms a bowl around the post is. If the footing traps water against the wood, you’ve built a planter that keeps the post permanently wet. Set the post in concrete over a gravel base and water drains down and away from the wood instead of pooling at it. That single detail is the difference between a post that stays sound and one that rots at the grade line.
Ground-contact-rated posts and coated hardware. The post itself has to be rated for burial contact, and the fasteners hot-dipped or coated so they won’t corrode and bleed rust streaks down your boards.

Keeping the panel alive above ground
The posts hold the fence up; the finish keeps the boards from aging out early. Above the grade line, the enemy is the wet-dry cycle — wood swells every wet season and shrinks every dry one, and that cycle is what cups, splits, and grays unsealed pickets. Two things slow it down.
Clearance. Keep soil, mulch, bark, and vegetation off the boards and away from the post base. Anything piled against the wood holds moisture against it and gives rot and mildew a foothold — the same grade-line problem, just brought up to the panel. Give the bottom of the fence room to breathe and drain.
Stain and seal, on a schedule. A penetrating stain slows how fast the wood takes on and gives up water, which is what actually reduces the cupping and cracking. But it’s maintenance, not a cure — the finish wears, and when water stops beading and the color fades, it’s time to re-coat. Prep is where the protection lives: the wood has to be cleaned of mildew and old finish and dried to a moisture level that accepts stain, or you seal the moisture in. That’s the whole point of doing staining and sealing as a real sequence rather than slapping a coat on dirty, damp wood.
Repair or rebuild?
Here’s the honest math. If the boards are sound and only a post or two have failed, a leaning fence is usually a repair — reset or sister the posts, straighten the line, swap any broken boards, and you’ve bought real years. When post failure runs the length of the fence, though, resetting one section just moves the problem down the line, and throwing good boards back onto rotten posts helps no one. The deciding factor is how many posts have gone at the grade line, and that’s worth having someone dig in and check rather than guess.
